Rental Application & Screening Criteria

Compliant with Colorado Fair Application and Screening Law (C.R.S. § 38-12-901 et seq.)

1. Application Process

  • All adults (18+) who will reside in the unit must complete an application.
  • Each application must include personal, rental, and income information, plus consent for screening.
  • Application fees may only cover the actual cost of screening (credit, background, eviction).
  • Portable Tenant Screening Reports (PTSRs): Applicants may provide a valid PTSR; if accepted, no application fee will be charged.
  • We will notify applicants of approval or denial within 20 calendar days after our decision.
Notice: “You have the right to provide a portable tenant screening report.”

2. Minimum Income Requirement

  • Applicants without a subsidy must have combined gross income of at least 200% of the annual rent.

3. Rental History, Credit & Eviction Records

  • We review rental and credit history from the past seven years only.
  • Eviction records older than seven years are not considered.
  • Credit checks may include score and payment history but are reviewed in context with other factors.

4. Employment & Income Verification

  • Proof of income is required (recent pay stubs, employer letter, or tax return).
  • Income must be stable and sufficient to meet the income requirement above.

5. Criminal Screening

  • Arrest records are not considered.
  • Convictions more than five years old are not considered, except for certain serious offenses defined by law.
  • We consider the nature, severity, and relevance of any conviction, as well as rehabilitation evidence.

6. Additional Criteria

  • No recent eviction judgments (past seven years) or unpaid lease obligations.
  • Must provide valid photo ID and agree to lease terms and property rules.

7. Non-Discrimination Policy

We comply fully with the Fair Housing Act and Colorado Anti-Discrimination Laws. We do not discriminate based on:

  • Race, color, religion, national origin, sex, disability, familial status, marital status, sexual orientation, gender identity, source of income, or housing subsidy status.

Screening criteria are applied equally to all applicants.

8. Denial & Notice

  • Denial notices will include the reason(s) and a copy of any consumer report used.
  • Applicants have the right to dispute inaccuracies directly with the reporting agency.

9. Fees & Refunds

  • Application fees must reflect actual screening costs only.
  • If screening costs were not incurred, unused portions will be refunded within 20 days.
  • No fee will be charged when a valid PTSR is provided and used.

10. Applicants with Housing Subsidies

  • Subsidy income is treated the same as any other income.
  • No additional credit or income requirements are imposed solely due to subsidy status.

11. Applicant Acknowledgment

By submitting an application, the applicant acknowledges that they have read and understand these screening criteria and consent to verification of provided information.
